A renovotion of a mid-century modern structure in North Beach area of Seattle. The unique structure of a full length beam and Car decking floor enabled a largely open floor plan. The garage was closed in many years ago. It required a complete gut and renovation. Attached grandfathered mother-in-law enabled the new buyer to have additional income. It took vision to pull out the existing character and give it another 50 years of life. Our buyer appreciated the details and achieved some instant equity (Now valued over $900k). We bought the property for $395k, Construction and soft costs $185k, sold for $676.5k - Sold 2015

We were off to a fast start with the framing and replacing rotted car decking. Unfortunately our desire to keep the 3-sided fireplace failed due to the local codes, but we were able to reuse much of the stone out front. We saved many of the doors by repainting them black. Original details, such as frame-less windows, doors and California gutters were a challenge but necessary in preserving the modern character. The entire crawl, walls and ceilings were insulated with a new membrane roof.
